Apartment Problem - The Problem of Community Fee -Ⅱ

If someone did not pay the community fee, the community management committee may block the pass card, and then the person can not open the door and take the elevator. We might think about --- the community management committee has the right to do that?
In this case, it depends on the contract which had signed by the buyer. If there are no terms mentioned about that, then the community management committee does not have the right to do it. But it does not mean that the committee can do every thing if the terns mentioned.
For example, if it is mentioned committee could block the elevator, the committee has the right to do that, because the person can go up stairs to get home. If it is mentioned committee block the door, the committee has the right, but if the person has to get in or go out, the committee should open it for the person. So that, if the committee can’t open the door for the person immediately, then the committee can not block the door. Because the person has the right to get home and go out from it.

Community fee is occupants paying for community management as hiring a security guard, wishing stairs, and some things like that.
If a person just bought a second-hand apartment, and days later, the community management committee asks the person to pay the community fee for the payment which is not paid by the ex-owner. Does the person should pay it or not?
In this case, the person usually does not have any responsibility to pay it, because the payment is happened before the person buying the apartment.But if someone bought the foreclosed apartment from an auction of the court, the situation might be different.It depends on the publication of the court, if it was announced the buyer has the responsibility to pay the community fee which is not paid by the owner then the buyer has to pay it. In the opposite side, if it was not announced, the buyer does not need to pay it. So when we want to buy a foreclosed apartment from an auction of the court, we have to see the publication carefully.

Best Friends

Best friends are important friends in our life. There are many kinds of friends we have, new friends, old friends, casual friends, and best friends. But for the best friend, everyone at least has one, and all people need them. We usually share our opinion with best friends, want them to company with us when we feel sad, give us advice when we need help. And we also take our time for our best friends when they need us. People might think that having a best friend is more important than having other friends. If we could just have only one kind of friend, best friends or another kinds of friends, most of us might want to have best friends. That is why we all have at least one best friend, and they are important for us.

The usual bad reaction form the leaking problem--
Sometime, no one wants to face this problem. For example, if your roof is leaking, then you ask your neighbor to repair it, he might refuse your request, and tells you why does he have the responsibility to fix it. Or some people may say no problem but they don’t do anything later.
The method for solving the problem--
What should we do when we meet this problem? We could ask a plumbing technician to analyze the problem, after that we could know who is the person has the responsibility to solve the problem. Sometimes, we could fix it then ask the person to pay.
Analysis--
The pipe owner has the responsibility to fix it.
The public pipe, all occupants share the payment, or the community management committee to solve the problem.

Apartment Problems - Leaking ProblemⅠ

The leaking/dripping problem--The leaking problem is happened from a broken water pipe, liquids go outside of the pipe.

The situation for the problem happening--
Some people or occupants may get in this situation. On one day, your doorbell is raining, when you open the door, a neighbor tells you that his roof/ceiling is leaking/dripping, and explains that it may cause from your broken water pipe, then asks you to fix it, or the problem is happened in your home, and you ask your neighbor to fix and solve this problem.
If the leaking problem is happened in your home, and when you asked your neighbor to repair the leaking problem of your roof, then your neighbor agree to do that. I have to tell you, you are a lucky gay.

To Earn More Money

For the future years, I would like to earn more money, I am going to increase my English skill and learn more useful knowledge for my job. This is the first step what I have to do. I had planed to study hard in English these two years in Long-Hwa University of Science and Technology. In this two year, I also planed to go some courses for learning knowledge which is could apply to the works. At that time after I have finished the first step, I will think my salary is appropriate or not. If it is not appropriate, I will find another company to work with.
 Second, I need to distribute more percent of my property for investment in stocks, and wait for good exchange rate of foreign currency to buy some for getting the higher interest rate, then getting more money after I sold it with high exchange rate.
 I am going to follow these steps for get more money in the future years. If something block me to go forward, I will do my best to overcome it. I believe that although I can not reach every thing I planed in the future time, It is very closed with me.

Steve Job's Speech in Stanford

Steve Jobs, the Apple CEO, had a speech on the commencement of Stanford in 2005. He talked to graduates three himself stories. They are about the beginning of his life, the losing and the getting from the things he did, and his thinking of the death and how he facing it.
He would like to share his experiences to people. At first we should fine out things we loved, and do it because of it. Then trust what you believe, and do it continually. Sometimes life might give us a big hit. If it happened, we must to remind ourselves that do not stop doing it, even we have a really very serious problem as death. Everyone is going to die someday, so we do not have to scare of death.
If we did as above, and look back all things when we old, we will find all happened things are meaningful for us. On the other hand, they may open a window or give a way for us to get across the blocks. The end of the speech, he gave a wish "Stay hungry, Stay foolish" to graduates. It means if we stay hungry, we could eat more, so that when we stay foolish then we could learn more. This is the wish Steve gave.

The First advertisement has many effects that people may feel good, and think about when people use it might feel comfortable. Man's face is usually oily, so that the advertisement seems could clean people's faces, and could solve the oily problem. The character of this advertisement is handsome, maybe people think after washing their faces that it is going to become as handsome as him. This advertisement published in the summer, I think when people see this, they would like to try it, because the effect let people think about using it could resist the heat in the summer. The second advertisement is no effect in this advertisement. When people see it, they might think this product is for cleaning something. In my opinion, I think that the good advertisement should be designed as the first one. No matter what the product could be, but give people good feelings, then they will want to try it after they saw the advertisement. So that, making an advertisement to give people a good feeing is the way to promote the product.

The Garbage Problem

Last week, I read an article about the garbage. Some of students did a research for the garbage. They found out that the garbage in land fills disappears very slowly, and it was surprising to the students and many scientists who had predicted that roughly 70% of the garbage in landfills would disappear naturally and quickly. The students are hopeful that this will encourage us to find better ways to dispose of our garbage. It is depends on what kind of garbage it is. They separate it into three kinds of garbage ---- regular garbage, hazardous materials, or recyclables. And they said, regular garbage could goes to regular landfills, but hazardous materials could not goes in, because it will pollute the natural water in the ground. People could use rechargeable batteries to avoid this problem. For the recyclables, although it takes time, equipment, and special treatment we still have to do recycling. If we do not do some about our garbage, we are going to be buried in it.

A Person Who Has Made a Difference: The Director Wei Te-Sheng

The Director Wei Te-Sheng gives Taiwan movies and movie industries a hope. He is well-known after the movie "Cape No.7" preformed. When the movie was put on a performance, many people went to a theater to see it. They had fun when they saw the movie in that time. If you were in the theater, you might hear loud laugh from people many times. The movie is about a story which is happened in Taiwan. It includes many things of our country, so that the story of this movie is touching people's mind after they saw this film, then they will ask their friends to see it. In a short time, the movie was going popular and famous, almost everyone in Taiwan have heard and seen it.


Due to that reason, the movie had a good box office, and it shocked many famous directors. It is such a long time, in recent ten years, there is no exciting movie which is made with local actors and actresses for a story of Taiwan. Maybe the film includes many cultures, places, beautiful seaside and scenery of our country, so people could be toughed easily when they see this movie.


The result of the box office, it also opens a window for Taiwan movies and movie industries. Movie industries could learn something from this case that no matter what kind of subjects or stories, the most important thing is to reach and to touch people's feeling.

Recording For an Assignment

These days, we are preparing a presentation for a course. Before preparing the presentation, we have to read a book, and prepare the report based on the content of it. This book is a novel, which is about a story of love.


In this presentation, we have to introduce the story of this book, and to share our opinion to classmates. After presenting, the professor asked us to record the contents what we presented in the class.


There are four people in our team. At beginning, we would like to record everyone's voice by four parts, and to combine four files into the one. But we do not have the software to do that, so we have to record four parts at a once recording. It took us around two hours for two minutes presentation. How could we take such a long time? Because we have to record again and again if there is any troubles or faults happened in any part of us.

Twilight

The Twilight is a book which is talked about a love story between a boy and a girl of a vampire and a human being. It is deal with complex emotions and desires for the vampire boy and the human girl. In the common understanding, human being's blood is a principal food for vampires. They always suck people's blood for living when they feel hungry.

Unfortunately, a vampire boy Edward and a human girl Bella are fallen in love with each other in this book. Although Edward suck the blood of animals instead of sucking human's blood, it is still difficult for him to resistant his natural desire when he smelled the delicious food as Bella. Because of  love, Edward not only does his best to control himself, but also protects her to be hurt by other vampires.

The pure love is usually happened at teenagers, and that is why this book is very popular with them. I believe that teenagers will be teaching as that way from the story to protect people who they love with when they read this book.

Study On The Weekends

For school life, I have to study on the weekends.   I did not feel tired when I studyed on the first weekend, although I woke up on six o'clock in the morning, I thouhgt it was because we just had to study on Sunday at that weekend, then we could had five days to rest until the next weekend.   On the second weekend, teachers started to give us assigments and asked us for preparing the test on next class.   After the school day on the second Sunday, I felt really tired when I got home.   I fell asleep very quickly, and woke up on the Monday morning.   It is totally take around twelve hours for seelping.   I hope that I will be used to study on weekends, then I will not feel such tired as that. 

To Be A Student Again

Six years ago, I was a student and studyed at school.   After I graduated, I thought that I will never ever been a student again.   At that time, I just wanted to find a job and to work for living.   Day pass and pass, I discovered that my English skill is not good enough to handle my jobs, because more and more cases were writting down by English, and I need to understand what the contents are.   In the begining, I tried to check out the dictionary for overcoming the problem of the English words which I do not understand, but I found out that it was not useful for sloving the problem by my broken English skill.   So, I decided to improve my Engllish ability, and prepared the examination for English course.   And now, I am a student again, it is very exciting for me to be a member of this class.  

Introducing Myself

My name is Patrick, and I am working in a computer company. There are four people in my family including my parents, my younger brother and I. I live in Zhong-He city with my parents. It is a little far from Lang-Hwa University of Science and Technology, and It takes around an hour from home to school. When I was a student in junior high, I did not study English hard because I thought people seldom speak foreign languages in Taiwan. So that, I was almost an illiterate person in English.

After I had graduated from university, I started working in a company. In that company, employees should be on guard for the company on lunch time by turns. One day, I was the person who is on guard on lunch time, and a foreigner asked me on the phone for transferring the line to my colleague. I was very nervous when I talked with the foreigner, and I did not know how to tell him the colleague was out for lunch, and ask him for leaving messages. I felt very embraced at that time. After that, I started to study English, and felt it is very interesting. And that is one of reasons why I am studying English in school now.
